Prepare the necessary deeds for the transfer of title to the real estate described in the FARBAR contract you prepared in Assignment 2. (Hint: Since there are multiple Grantors, there will be multiple deeds required.) Use the deed samples provided in your materials. (Additional hint: None of the necessary deeds will be a Lady bird deed).

Julia Carter, an unremarried widow, wishes to convey the real property in which she lives to her three adult children. She has no minor children. Her house is described as being in Volusia County, in the City of Port Orange and being Lot 3 in the Frankston Subdivision recorded at Plat Volume 15 Page 348. The tax I.D. number is 35-59384, and the address is 816 Robbins avenue, Port Orange, Florida 32127.
Her three adult children are Donald Carter, William Carter and Mary Beth Baxter. She wants the children to take the title as tenants in common.
She also tells your employer, attorney Stanton, that she would like her children to have her real property at her death without them having to go through probate, nor to have to file a notice of Homestead.
She is certain that she wants to do this but she may want to change her mind in the future and would not want to be required to have her children sign a deed back to her if she changes her mind. Also, she doesn’t want them to have any ownership interest at this time which could create a situation where they could force her to leave her home.
Attorney Stanton has given you the assignment of preparing an appropriate deed. Please do so, selecting the deed form from the ones I have provided you in your materials.
