The tax I.D. number is 35-59384, and the address is 816 Robbins avenue, Port Orange, Florida 32127.
Her three adult children are Donald Carter, William Carter and Mary Beth Baxter. She wants the children to take the title as tenants in common.
She also tells your employer, attorney Stanton, that she would like her children to have her real property at her death without them having to go through probate, nor to have to file a notice of Homestead.
She is certain that she wants to do this but she may want to change her mind in the future and would not want to be required to have her children sign a deed back to her if she changes her mind. Also, she doesn’t want them to have any ownership interest at this time which could create a situation where they could force her to leave her home.
