Overview
The topic of Chapter 1 is an introduction to real estate principles. This chapter covers four important concepts for the real estate student. First, the real estate licensing in California is discussed, along with the real estate market. Second, the historical influence of real property is examined. Third, the difference between real property and personal property is spelled out clearly. And last, the chapter concludes by analyzing various methods of land description. These concepts are important because they may be on the real estate exam for licensees.
Key Concept from Chapter 1
I learned that real estate can be a profitable professional (p. 4). One of the reasons it can be profitable is because the compensation to agents is based on the sales price of the house. In California, real estate values are typically high, which translates into a high commission. The commission is always paid to the broker, but the real estate salesperson receives a portion. Many real estate agents are using social media to promote their services.
Key Concept from Chapter 2
The second thing I learned is that property owners have a “bundle of rights” (p. 5). It means they have control of certain things because they own the real estate. Generally, people view it as a bundle of sticks, with each one of them being a “right” the owner has. Their types of rights vary based on their level of ownership. For example, homeowners have the right to possess (live in) their houses – unless they rent out the house to tenants. In that case, the tenant now has the right to possess the house.
Key Concept from Chapter 1 or 2
The third concept I learned is the definition of real property (p. 6). There are four things that define real property: land, affixed to the land, appurtenant to the land, or immovable. These items “tests” are what separates real property from personal property. For example, a refrigerator can be moved out of the house, so it is considered personal property. However, a fence is permanently dug into the ground so it becomes part of the real property, along with the land and the house.
Summary
This was an interesting chapter and I learned a lot about real estate. Real estate has a long and colorful history in California. There are several types of land description methods, which will probably be on the state real estate exam. I know I will have to study some of the concepts further, such as the MARIA acronym of determining personal versus real property. In addition to the knowledge of concepts, real estate involves math calculations.

These papers should be between 2000 and 2500 words long, not including the bibliography. Citations and bibliography should follow the APA style guide. You have two options for approaching this assignment:

IntroductionThis report highlights my knowledge and qualifications, including both my education and experience with mortgage lending. This report analyzes a financing scenario for borrowers Mickey and Minnie Mouse. In addition, their borrower qualifications are detailed, including credit score, income amount, and work history. Their completed 1003 loan application is included in Appendix A, along with an explanation in the report. Lastly, I recommend the FHA loan program for these borrowers, and explain the advantages and disadvantages. This mortgage loan report demonstrates that I have the capability to accurately assess a borrower’s mortgage loan application in a professional manner.
ConclusionAs detailed in this report, I am confident that I can comprehend and complete the 1003 mortgage loan application correctly, due to my knowledge and skills. In this report, I analyzed a loan financing scenario for the borrowers. Next, I highlight their borrower qualifications, including FICO credit score, income and expenses, as well as work history. The Mouses’ loan application is explained, and then illustrated in Appendix A. In conclusion, after reviewing advantages and disadvantages of various loan programs, I recommend the FHA loan program for these borrowers. This report demonstrates my knowledge and skills in the mortgage lending industry.
APA Style & Formatting ReviewAfter reading the articles and watching the video presentations, I learned several new things about APA formatting. I found out the final paper will need to be written in Times New Roman 12 point font and double-spaced. I also made a note to check my paper using Grammarly and spell-check before submitting it. Overview
After reading chapters 13 and 14 they are the components of what qualifies the borrowers. In Chapter 13 the process of qualifying a borrower is called underwriting. “Before agreeing to make a real estate loan, a lender will evaluate both the borrower’s ability and willingness to repay the loan and or whether or not the property is of sufficient value to serve as collateral of the loan” (Huber, 2017, p. 337). A loan underwriting is the evaluating process, and the underwriter is the individual conducting the process. To minimize risk the underwriter must ask two fundamental questions to minimize the amount of the lender’s risk.
Key Concepts from Chapter 13
In Chapter 13 I learned that “according to the Federal Home Loan Mortgage Corporation (FHLMC) underwriting mortgage loans is an art, not a science. It cannot be reduced to mathematical formulas but requires sensitive weight of the many aspects of the loan” (Huber, 2017, p. 339). One main aspect the underwriter considers is an income investigation, with this information the conventional lender takes into consideration the borrower’s income sufficient for a loan. When being offered payments of principal, interest, taxes, insurance, and not exceeding 28% of their monthly income.
Key Concept from Chapter 14
When reading Chapter 14 I learned that “qualifying the property involves an analysis of its many features to determine whether it has sufficient value to serve as collateral for a real estate loan- and whether its value can be expected to remain stable in the months and years to come” (Huber, 2017, p. 373). The lender’s perception of value is to make use of Appraisers that are certified and licensed to use their expertise of opinion of market value for each property. Appraisers are required by state and federal law unbiased and inspection of the property.
Key Concept from Chapter 13
The second thing I learned in Chapter 13 is the importance of a monthly income. With it, the income provided can be reliable and likely to meet the requirements. Including borrower’s housing expenses, plus any installment debts, alimony, child support, or maintenance payments, not exceeding 36% of their stable monthly income (Huber, 2017, p. 341). For example: $2,900 (stable monthly income) + $700 (proposed mortgage payment) + $225 (auto payments) + $100 (child support) = $1,025. 1,025/2,900 = .35 total expense-to-income ratio.
Summary These two chapters were very informative. From reading these chapters I can now go back, review, and understand what my underwriter wrote and how they qualified my home. My home was purchased 3 years ago but with me being on this course it has given me a better understanding and perspective in my home-buying journey. I still do not know much but I’m eager to learn more. In addition, I am sure these chapters will be on the California Real Estate Exam.
